Where do we start?

What’s on your wish list?
Firstly, we need to talk about your needs and discuss what you are trying to achieve.  Having a realistic budget in mind at the very beginning will be extremely beneficial.

What do you need me to do?

You can provide me with some initial information.  A Copy of Title is always required, check your Section 32 if you recently purchased the property.  If you have old drawings of your existing home, that will help.  Council may be able to assist with that, depending on the age of your home.  Some of your sketches on the back of a cereal box, is a good start too.  And, give me some images of styles that you like.

Can you recommend a Builder?

I know many local builders and trades people.

How much will it cost?

How long is a piece of string?
This all depends on the scale of the project requirements.  New homes could be charged out as a percentage of total build cost.  Medium sized extensions and renovations can be quoted a fixed price.  Smaller projects, I can work at an hourly rate.

Refurbish, Renovate or Replace?

Sometimes, all a home needs is a lick of paint, new floor coverings, curtains, blinds and decor.  A quick and simple upgrade.

However, other homes may need an extension or alteration to open living spaces up and take advantage of certain aspects, like Northern light and great views.

Depending on the age and integrity of the structure, a building sometimes just needs to be replaced.  The opportunity arises where full advantage of all aspects and considerations of your site can be utilised.  A better location or orientation, creating a new home that fulfills all your dreams.
